Inside this Minneapolis row home, which includes three side-by-side luxury units, the Scandinavian-style kitchen features several simple yet stunning design choices.

“Sustainability and luxury are at the core of what we do,” says Chad Hanson, managing general partner of Sustainable 9 Design + Build. For those planning on purchasing a luxury home, he adds, “Don’t think only about fancy finishes and high design—think about how much energy the house will use and how healthy it is for the people living in it.”

Linden Row, Sustainable 9’s new row home development with three, side-by-side luxury homes, integrates Zero Energy Ready certification from the U.S. Department of Energy (meaning the highest level of energy efficiency in construction and operation) and Indoor airPLUS EPA certification with architecturally unique Scandinavian-style design. Because the entire building is wrapped in continuous exterior (Rockwool) and interior insulation (spray foam), the homes not only maintain a steady, balanced temperature inside, but they are also extremely quiet. “That’s certainly a plus in the city,” Hanson explains, “with traffic on the streets and planes overhead.”

In the family room, a black floor-to-ceiling fireplace adds warmth and drama, while ample seating encourages cozy conversation with family and friends.

And those fancy finishes? “We do research into all of the products we use,” Hanson says. “We eliminate 98 percent of the toxins in traditional finishes and furnishings by specifying high-end sustainable products. That speaks to the excellent indoor air quality in the homes.” The homes also have no-maintenance standing-seam metal roofs, high-performance mechanical systems, and LED light fixtures.

Enough with the sexy stuff. The three two-level homes overlook Linden Hills Park and have rooftop sun decks with spectacular views, as well as a shared backyard. Inside, a modern floating staircase creates a dramatic design statement. Each home can also be outfitted with an elevator. On the upper level of each unit is a spacious suite with vaulted ceilings and a south-facing rooftop lounge.

“Linden Row responds to a strong need we felt in the market for people who want luxury maintenance-free living but not necessarily 5,000 square feet,” Hanson says. Each of the three homes in Linden Row is a right-sized 2,506 square feet. “These homes are perfect for people who are downsizing, empty nesters, or those with small families.” Hanson also lauds the ever-convenient location. In addition to the park across the street, Linden Row is within walking distance to Lake Harriet and its trail system, bicycling routes, and many of Minneapolis’ top restaurants and can’t-miss destinations.

“There’s no need to give up the city life and walkability when choosing a luxury home,” Hanson says. “Linden Row integrates a luxury home-owning opportunity and a zero-maintenance lifestyle with a small ecological footprint within a vibrant urban neighborhood.”
