Chris Bornhoft, a commercial real estate broker, and his wife, Marianne, who is a realtor and broker at Windermere Manito, will break ground in April for Garage Lodge, a 23-unit luxury storage condominium complex at 1551 S. Deer Heights Road on the West Plains in the Spokane, WA area. Owners will be able to customize the condos for a warehouse, shop or other uses. The walls will be 18 feet high, enabling space for a mezzanine or loft. 

The lodge will be gated, and amenities will include a clubhouse with a kitchen, bathrooms, conference room, large television, mailboxes, business center and patio. The condos will come in four sizes, with prices starting at $149,000 for a 750-square-foot unit, up to $279,000 for a 1,400-square-foot premium unit. 

“Most everyone buying a unit is paying cash for them,” Bornhoft said. “What’s driving demand is you have this incredible amount of cash sitting on the sidelines for investing – whether they’ve sold a house and are coming in with money or are people who like to invest in ownership.” 

Bornhoft said he may build another 33 storage condo units on a site he owns east of Garage Lodge.

Also in Spokane, Tricia Jarrett Developments LLC is building the Fat Cat of Spokane, a 29-unit condo garage complex with seven commercial spaces at 901 W. Hilton Ave. on the West Plains. The complex will have about 50,000 square feet. Tim Bush is developing the project with his daughter, Tricia Jarrett. It’s expected to break ground in about 40 days.

Developer Abraham Slilaty and his team hope to build a seven-story self-storage building, to be called Grant & I-10 Storage, where Grant Road and the I-10 Freeway meet in Tucson, AZ. It will be about 100,000 square feet and have 1,000 air-conditioned units. The development team has worked on four other similar projects, located at Fort Lowell & Alvernon (two phases), Irvington & Midvale, and Tanque Verde and Wilmot Road. They will submit a development plan to the city, with approval expected in the fourth quarter of 2022, It will take about 12 months to build.    

APB Storage, part of Ruble Corp., plans to bring a self-storage facility to 1370 Shapiro Road in the new Festus Commerce and Business Center Development in Festus, MO. Construction began in mid-March and completion is expected in the fall. It will have more than 450 units spread around more than 60,000 square feet. The development also will include KFC, Planet Fitness, Wideman Pools, Texas Road House and others. APB also operates a facility at 7004 Monticello in Barnhart, MO. A developer seeks to build self-storage units on the site of a burned-down hotel in Galesburg, IL. Ty Johnson of New Bedford proposes to buy the property and put up mini storage buildings, and has filed a special-use request, which will go before the Planning & Zoning Commission on April 12. The Development Review Committee members reviewed the request on March 23 and recommended approval. A fire burned down the Econo Inn motel at the site on June 2009; the building was demolished in 2010 and has been vacant since then. Johnson also plans to build a facility at 962 E. Main St., and said the building will be used for storage units and construction rentals, such as boom lifts and skid rentals. The site will have both indoor and outdoor storage.
